Job Description Summary
This role manages the day-to-day operations of an assigned property, including the supervision of team members, daily activities, and resources to achieve budgeted financial and operational goals. The property manager ensures compliance with company policies, Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other applicable laws and regulations governing multi-family housing operations.

Job Responsibilities

Provides input into the development of budget(s) for the property by analyzing financial statements, reviewing marketing information, and accessing operational reports.

Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making bank deposits, and preparing monthly financial status reports.

Approves invoices from vendors, contractors, and service providers, reconciling work performed, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between vendor/contractor, accounting, and owner.

Controls expenditures by staying within approved budget constraints and manages the petty cash fund.

Oversees the lease enforcement process by approving resident applications, discounts and renewal leases, conducting periodic apartment inspections, following notice requirements, evicting residents, and imposing/collecting late fees and other allowable charges.

Gathers, analyzes, and interprets market and economic trends to implement short‑ and long‑range marketing and leasing strategies that achieve occupancy and revenue goals.

Promotes resident satisfaction and retention by responding to complaints, questions, and requests promptly, and ensuring maintenance team meets service request completion standards.

Conducts regular property inspections and ensures physical aspects meet safety, cleanliness, and appearance standards.

Supervises property staff, including hiring, orienting, training, and performance management per company policies.

Assists in managing client/owner relationships by meeting owners, conducting tours, providing performance updates, and responding to owner requests as needed.

Completes various accounting, administrative, and other reports; performs additional assigned duties.

For California only: Manages lease process using California Lease File Checklist to ensure all documents are complete and compliant.

Qualifications

Bachelor’s degree in Business Management, Real Estate, or related field (preferred).

4-6 years of relevant experience in property management, sales, marketing, and customer service, sufficient to manage day-to-day operations, resolve complaints, maintain records, increase revenues, and coordinate team work.

Ability to manage multiple priorities in a fast‑paced environment.

Excellent communication, conflict‑resolution, and customer‑service skills.

Detail‑oriented and self‑motivated; capable of working independently as well as collaboratively.

Specialized Skills

All required state and local licenses or certifications.

Valid driver’s license and ability for staff to operate a golf cart.

Proficiency in Internet, word processing, spreadsheet, and database management.

Strong proficiency in property‑management software (preferably Entrata, Yardi, or OneSite).

Management and supervisory skills for hiring, directing, evaluating, and managing subordinates, including maintenance specialists.

Travel & Physical Demands

Office environment with occasional exposure to exterior conditions.

Ability to physically access all property areas and amenities.

Ability to lift up to 20 pounds independently, 50 pounds with assistance.

Routine local travel for bank deposits, training, outreach, and other duties.

Salary
$80,000 - $85,000.

Additional Compensation

Base salary may include quarterly or annual bonus based on performance (corporate positions).

Base salary may include weekly, monthly, and/or quarterly bonus programs (on‑site property positions).
