Responsibilities

Manage the day-to-day operations of an assigned property, including leading the team, daily activities, and resources to achieve budgeted financial and operational goals, ensuring compliance with Company policies and applicable laws.

Support budget development by analyzing financial statements, reviewing marketing information, and using operational reports to establish performance patterns.

Meet targeted revenues by setting rent rates, ensuring timely collection and posting of rents and fees, handling deposits, and preparing monthly financial status reports.

Approve invoices from vendors and service providers; verify insurance certificates; code charges to appropriate accounts; coordinate between vendor, accounting, and client/owner as needed.

Control expenditures within the approved budget and manage petty cash balance and maintenance.

Oversee lease enforcement including processing applications, renewals, inspections, notices, evictions, and late fee administration as permitted by the lease terms.

Analyze market and economic trends to inform short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.

Promote resident satisfaction and retention by responding promptly to issues and ensuring maintenance requests meet company standards.

Conduct regular property inspections to ensure safety, cleanliness, and appeal of the property, grounds, buildings, and amenities.

Supervise property staff, including hiring, onboarding, training, and performance management in line with company policies and values.

Maintain the client/owner relationship through meetings, property tours, performance updates, and timely responses to requests.

Complete accounting, financial, administrative, and other required reports; perform other duties as assigned.

For California: manage lease process using the California Lease File Checklist to ensure documents are complete and compliant.

Basic Knowledge & Qualifications

Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.

4-6 years minimum of relevant experience in property management, sales, marketing, and customer service to manage day-to-day operations, resolve issues, maintain financial records, and lead a team.

Ability to manage multiple priorities in a fast-paced environment.

Excellent communication, conflict resolution, and customer service skills.

Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a team member.

Specialized Skills

Licenses and/or certifications as required by State and Local jurisdictions.

Valid driver’s license to operate a golf cart on property; ensure other on-site staff with access to drive golf carts have valid licenses.

Proficiency in Internet, word processing, spreadsheets, and database management; ability to prepare required reports and employment documents.

Strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite).

Management and supervisory skills to hire, lead, direct, evaluate, and manage staff, including maintenance specialists.

Travel / Physical Demands

Work in an office environment with possible exposure to outdoor elements; must be able to access all interior and exterior parts of the property and amenities.

Ability to push, pull, lift, carry, or maneuver up to 20 pounds independently and up to 50 pounds with assistance.

Occasional local travel may be required for deposits, training, outreach events, or daily responsibilities.

Compensation & Benefits
Salary range: $75,000 - $80,000

Paid time off: 15 vacation days, 4 personal days, 10 sick days, 11 holidays, plus a birthday off after 1 year of service; additional vacation with tenure.
