Job Description

This role manages the day‑to‑day operations of an assigned property including managing the team members, daily activities, and resources to achieve budgeted financial and operational goals. Ensures compliance with Company policies and procedures and applicable laws and regulations governing multi‑family housing operations.
Responsibilities

Develop and manage the property budget and review financial statements, marketing information, and reports to establish historic and predicted performance patterns.
Meet targeted revenues by setting rent rates, ensuring timely collection and posting of rents and fees, making bank deposits, and preparing monthly financial status reports.
Approve invoices from vendors and service providers; ensure insurance certificates are valid and costs are coded correctly; coordinate between vendor, accounting, and owner as needed.
Control expenditures within the approved budget and manage petty cash.
Oversee lease enforcement, including application approvals, renewals, inspections, notices, evictions, and late fees as allowed by the lease terms.
Analyze market and economic trends and implement short‑ and long‑range marketing and leasing strategies to meet occupancy and revenue goals.
Promote resident satisfaction and retention by addressing complaints and service requests promptly; supervise maintenance staff to meet company standards.
Conduct regular property inspections to ensure safety, cleanliness, and appearance of the property, grounds, buildings, and amenities.
Hire, orient, train, and supervise property staff; manage performance in line with company policies and values.
Support the client/owner relationship through meetings, property tours, performance updates, and owner requests.
Complete required accounting, financial, administrative reports, and other duties as assigned.
California only: manage lease process using the California Lease File Checklist to ensure documents are complete and compliant.
Qualifications

Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.
4–6 years minimum of relevant experience in property management, sales, marketing, and customer service to operate an apartment community and lead a team.
Ability to manage multiple priorities in a fast‑paced environment.
Excellent communication, conflict resolution, and customer service skills.
Detail‑oriented and self‑motivated with ability to work independently or as a team leader.
Specialized Skills

Licenses/certifications as required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property; ensure other on‑site staff with access have valid licenses.
Proficiency in internet, word processing, spreadsheets, and databases; strong experience with property management software (preferably Entrata, Yardi, OneSite).
Management and supervisory skills to hire, lead, direct, evaluate, and manage staff including maintenance personnel.
Travel & Physical Demands

Office environment with potential exposure to outdoor conditions. Must be able to access all exterior and interior parts of the property and amenities and lift/move up to 50 pounds with assistance as needed. Occasional local travel may be required for banking, training, or outreach events.
Compensation & Benefits

Salary range: $77,000 – $80,000 (Sausalito).
Bonus programs: onsite roles may be eligible for weekly, monthly, and/or quarterly bonuses; corporate roles may be eligible for quarterly or annual bonuses.
