Overview
Sr Maintenance Supervisor- Avana Addison at Greystar. Leads maintenance operations for a very large property or multiple properties, ensuring interior and exterior conditions meet company standards for cleanliness, appearance, safety, and functionality, and alignment with budgeted financial and operational goals.
Responsibilities
Manage the completion of all work orders generated from resident requests for service, ensure routine upkeep is diagnosed and repaired or replaced in accordance with established policies, procedures, safety standards, code requirements, and budgetary requirements.
Oversee the make-ready process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies, and inspecting completed work.
Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect Greystar quality standards.
Periodically inspect work performed by other service team members to assess policy effectiveness and coordinate corrective actions as needed.
Periodically inspect work performed by contractors, vendors and service providers to verify work, materials and services meet quality standards, scope, and specifications.
Maintain and order adequate inventory of spare parts and maintenance materials within budgetary guidelines.
Prepare the maintenance and capital expense budget for the property by analyzing financial statements and operational reports to establish historic and predicted performance patterns based on yearly unit inspections.
Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
Support cost-cutting and expense control by repairing parts when possible rather than replacing, and ensure efficient use of materials, tools, and equipment.
Conduct regularly scheduled safety meetings, ensure MSDS sheets are current, and stay up to date on OSHA and related safety requirements to ensure property compliance.
Demonstrate customer service skills by treating residents and staff with respect, responding to questions and complaints about maintenance services with efficiency and urgency.
The hourly range for this position is $44.00-$45.00.
Additional Compensation
Corporate Positions: May be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions: May be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
