Maintenance Technician
Responsible for carrying out maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Also responsible for the make‑ready process in accordance with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities

Community Maintenance: Regular/daily onsite attendance required.

Respond to resident/management requests and work orders in a timely manner.

Ensure all repairs and replacements necessary for community common areas and units.

Assist with scheduling and performance of maintenance/repair‑related turn events.

Assist in daily cleanup of community exterior, including grounds, breezeways, and common areas.

Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.

Inspect grounds, buildings, and community features daily to identify, minimize and correct hazardous conditions or liability concerns.

Maintain preventative maintenance program to extend community life while minimizing future repairs.

Follow Asset key policy.

Maintain well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.

Assist Maintenance Supervisor in hazard communications program; teach and promote safe work practices.

Participate in unit inspections as requested.

Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested.

Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.

Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.

Report violations of community rules and regulations to Maintenance Supervisor and/or Community Manager.

Participate in on‑call emergency at community.

Utilize property resources, equipment and supplies economically.

Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.

Customer & Resident Relations: Manage excellent customer service, monitor service request turnaround and responsiveness.

Project a favorable image of the community to achieve property objectives and public recognition.

Ensure consistency in dealing with residents on all matters.

Enforce policies of the community delegated by immediate supervisor.

Education / Experience

High School Diploma or Equivalent.

Basic computer skills; ability to understand and perform all on‑site software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly required to move around, ascend/descend ladders, stairs, and lift objects of 100+ lbs.

Perform work in varied positions, including tight and confined spaces, overhead positions, and reach, adjusting or moving objects of 100+ lbs.

Operate machinery, power tools, motor vehicles, golf carts, etc.

Communicate with others, repeat motions involving wrists, hands, fingers.

Assess work accuracy, neatness, and thoroughness; inspect objects and areas.

Exposure to outdoor weather elements; work overtime, weekends, night hours (on‑call).

Occasionally stand or sit for prolonged periods.

License / Equipment

Reliable transportation due to emergency on‑call requirement.

Compensation & Benefits
Salary Range:

$18 per hour to $20 per hour

Benefits include medical, dental, vision, life, accidental and disability insurance, 401(k) with employer matching, and commission and performance bonuses when applicable. Full‑time employees receive paid sick days and company holidays.
