MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Responsibilities

Community Maintenance: regular/daily onsite attendance required; respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner; ensure all repairs and replacements necessary for community common areas and units; assist with scheduling and performance of all maintenance/repair-related turn events; assist in daily clean up of the exterior of the community, including grounds, breezeways, and all common areas; perform swimming pool maintenance and cleaning and maintain accurate chemical logs; inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous property conditions or liability concerns; maintain preventative maintenance program that extends life while minimizing future repairs; understand and follow Asset key policy; maintain a well-organized and stocked maintenance shop; assist Maintenance Supervisor in maintaining hazard communications program and promote safe work practices; participate in unit inspections as requested; assist maintenance supervisor with inventory monitoring; maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress; assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit; report violations of community rules; participate in on-call emergency; utilize property resources, equipment, and supplies economically; perform additional tasks and responsibilities as requested.

Customer & Resident Relations: manage excellent customer service and monitor service request turnaround and responsiveness; project a favorable image of the community to achieve property objectives and public recognition; ensure consistency in dealing with residents; enforce community policies delegated by immediate supervisor.

Education & Experience

High School Diploma or Equivalent.

Basic computer skills required; ability to understand and perform all on-site software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly required to move about, ascend/descend ladders, stairs, ramps; operate machinery and power tools; lift and move objects of 100+ lbs.

Work in tight and confined spaces, overhead positions, and varying terrain.

Operate motor vehicles or golf carts; work overtime, weekends, and night hours on-call.

Occasionally stationary; standing or sitting for prolonged periods.

License & Equipment

Must have reliable transportation for on-call requirement.

Compensation & Benefits

The offer is dependent on the facts associated with each candidate’s relevant experience. Salary Range: $15 per hour to $16 per hour
