Job Description Summary
The Academy has an upcoming opening for an experienced Maintenance Technician. Our team members are high performers who care about customer service and exceed expectations. The Maintenance Technician plays a critical role in ensuring the physical aspects of the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality. This is a seasonal role from June 1st to August 29th, 2026, with a possible timeline adjustment.

What Your Day Might Look Like
Being part of a team and having fun while providing excellent customer service
Complete resident service requests and repairs in a timely manner (including appliance repairs)
Prepare apartments for new move‑in “make‑ready” process
Maintain cleanliness of exterior buildings and parking areas
Assist with vendor management and other duties
Perform routine maintenance and inspections for equipment
What We Are Looking For
Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment
Previous experience with painting, entry‑level carpentry, appliance repair, and basic plumbing
High level of professionalism in both manner and dress
Excellent communication skills: ability to read, write and communicate effectively
Proficient in MS Office Suite
Essential Responsibilities
Complete assigned work orders from resident requests and preventative maintenance, diagnosing problems and making repairs per policy, procedure, safety standards, and code requirements.
Execute the make‑ready process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, material procurement, and final inspection.
Access and retrieve materials, supplies, equipment, and tools from the maintenance department, track inventory, return unused items, and notify supervisors about re‑ordering needs.
Document and complete required paperwork in a timely, accurate, and complete manner so that service requests can be appropriately tracked.
Assist with maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost‑cutting and expense control by repairing rather than replacing parts when possible, avoiding waste, and using tools and equipment correctly.
Other Responsibilities
Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required training on OSHA and other safety laws, and reporting accidents promptly and accurately.
Periodically inspect work performed by contractors, vendors, and other service providers to verify quality standards, scope, and specifications.
Service Technician
Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns to management.
Physical Demands
Stand, walk and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance.
Travel may be required to assist other properties, attend training, business meetings, or other necessary situations.
Work a flexible schedule, including on‑call duties during evenings, weekends, and holidays.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (required for Certified Service Technicians).
All certifications required by State and Local jurisdictions (required for all Service Technicians).
Valid driver’s license to operate a golf cart on property, if applicable.
Additional Compensation
Corporate positions: Eligible for quarterly or annual bonus based on performance.
On‑site property positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
