Job Summary
Responsible for performing, on building and building equipment, the more difficult testing, diagnosis, maintenance, adjustment, and revision work, requiring thorough knowledge of mechanical, electrical, pneumatic, and hydraulic control systems.

Duties and Responsibilities
Perform testing, diagnosis, maintenance, adjustment, and revision of building equipment.
Use thorough knowledge of mechanical, electrical, electronic, pneumatic, or hydraulic control mechanisms.
Troubleshoot and repair complex supervisory group control panels, readout circuits, and related components throughout the installation.
Locate and correct malfunctions in triggering, electromechanical, and electronic circuits.
Observe building systems in operation and apply appropriate testing methods to ensure proper operation.
Resolve trouble quickly in emergency situations to avoid or minimize interruptions.
Install or alter building equipment and circuits as directed.
Report circumstances of equipment failures and recommend corrective measures.
Perform preventive maintenance inspections to locate incipient mechanical malfunctions and gauge maintenance standards.
Initiate work orders for corrective actions and assist in estimating time and materials required.
Recommend changes to preventive maintenance procedures and support maintenance checklists and schedules.
Conduct investigations of serious equipment failures to determine causes and recommend remedial actions.
Use hand, power, and specialized tools, gauging devices, and electrical and electronic test equipment.
Read and interpret schematics, blueprints, wiring diagrams, and specifications to locate and correct existing malfunctions.
Repair electro‑mechanically operated equipment, building safety systems, support systems, and related equipment.
Work on ladders, scaffolds, and rigging at heights common to the facility; work outdoors in various weather conditions.
Complete duties and tasks related to building equipment maintenance as required.
Observe established safety practices and recommend additional safety measures as needed.
Oversee lower‑level maintenance employees, advise and instruct them in safe work methods, and conduct in‑process and final operational checks.
Perform other job‑related tasks in support of primary duties.
