Job Summary The Research Analyst works as part of a team supporting commercial real estate brokers, appraisers and property management employees with their daily research needs by being a main source of industry‑leading information. The major function of this role is to maintain current property data from which to provide reports to the brokers, appraisers and property management to use in their marketing efforts.
Essential Functions Research background information/ contact information about clients, companies via TLO and Hoover’s
Conduct in‑depth data analysis using traditional and advanced methods
Train brokers, appraisers and property management employees how to use our resources (CoStar, LandVision, run availabilities, comp reports, etc.)
Develop trend reports, economic reports, employment reports, market reports, report on recent major transactions for marketing purposes
Develop submarket/city reports for marketing materials accurately and on time
Develop tour reports and quarterly market reports accurately and on time
Prepare documents and presentations in PowerPoint, Excel, Word and Power BI
Compile broker presentation material following KM branding standards
Generate demographic reports accurately and on time
Conduct basic lease or investment analysis
Create zoning and land‑use reports, and explain allowable uses/densities
Collect out of area market information as requested
Use proprietary, online and subscription resources to research and validate accuracy of internal data
Maintain a local client list for email blast of market information
Prepare, participate and follow up on broker/specialty sales meetings
Present at quarterly sales meeting that quarter’s market report and discussing storylines/key trends in the market
Update and maintain tenants in the marketplace spreadsheets for the different groups
Email KM branded monthly tricks/tips information to brokers
Track industry news and be knowledgeable about large real estate projects, developments, trends and local geography
Network with other researchers in the market
Manage client expectations regarding the depth of analysis contained within deliverables and on the timeliness of deliverables
Other Functions Perform other duties or projects as requested

EXPERIENCe REQUIRED This is a standard office environment with standard office noise like talking, office equipment, etc.
Physical Demands While performing the duties of this job, the employee is regularly required to talk and hear. This position is rarely active but may require standing, walking, bending, kneeling, stooping and crouching. The employee must frequently sit and use a computer for long periods of time. Specific vision abilities are required to do this job including close vision. The employee must sometimes lift and/or move items up to 10 pounds.
