Principal Responsibilities

Performs regular, scheduled safety inspections and weekly walk‑through inspections of high‑risk areas.

Follows all prescribed Life Safety and Preventative Maintenance tasks in TELS required for federal, state, local, and corporate compliance; fax/email documentation as required.

Prepares a monthly schedule, based on calendar days, for preventive maintenance, allocating part of each day to these duties.

Develops center profile and physical plant history by maintaining complete documentation of all maintenance activities, including accurate records of all replacement parts and materials used.

Maintains required logs/documentation in accordance with the Life Safety Manual and OSHA compliance (e.g., fire alarm test reports, smoke/heat detector logs, sprinkler inspections, emergency generator logs, fire extinguisher logs, hood and duct cleaning, door locking devices, flame spread certifications, boil vessel/elevator certifications, facility service contracts, medical waste manifests, confined space documentation, MSDS, lock‑out/tag‑out program).

Performs all routine maintenance and repair work as required, including daily rounds through the entire center to establish work priority, picking up work orders and tracking them electronically through the TELS system.

Maintains electrical and mechanical equipment in good working order; adjusts functional parts, lubricates and cleans parts, and changes filters as required based on the center environment.

Lubricates and repairs various chairs and carts, reports serious failures and problems to the Administrator.

Investigates causes of wall/door/frame damage, repairs problems, checks light bulbs, exit lights, room temperatures, circuit breakers, and temperature in all cooler and freezers.

Ensures adequate supplies of maintenance supplies.

Prepares resident rooms for new and/or discharging residents.

Qualifications

High School diploma.

Knowledge of laundry, housekeeping, and maintenance procedures.

Minimum of 2 years work experience in long-term care preferred.
