
Maintenance Technician

We're looking for a Maintenance Technician for our Vivo Living Property in Durham, NC, who takes pride in their work, values great service, and enjoys being part of a supportive team. What You’ll Do
Prepare apartment homes for new residents with high‑quality make‑readies
Respond to service requests promptly and professionally
Partner closely with your property and maintenance team to keep the community running smoothly
Maintain the appearance and function of apartments, amenities, grounds, and buildings
Oversee vendor work to ensure quality and timeliness
Keep supplies organized, order parts as needed, and track inventory
Stay compliant with OSHA standards and follow company safety policies
Perform routine and preventative maintenance
Assist with the bid process and training of maintenance team members
Handle lock changes, snow/ice removal, and other on‑site needs
Be available for on‑call rotation and respond to after‑hours emergencies
Report unusual or urgent issues to the Property Manager
Secure supplies and travel to other properties as needed
Other duties as assigned
Requirements
Apartment maintenance or handyman experience required
Knowledge of HVAC (certification a plus), plumbing, and electrical
Self‑motivated with strong attention to detail
Comfortable using power tools and hand tools safely
Positive, professional, and resident‑focused attitude
Supervisory or training experience preferred
Must be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
Must be able to regularly push, pull, lift, carry, or maneuver weights of up to 50lbs independently
Ability to be on site 5 days per week
Willingness to be on‑call and work some weekends
Ability to travel between nearby properties and complete supply pickups
Valid driver's license and auto‑insurance needed to travel when getting supplies for the property
Compensation
$27 – $28 per hour + Performance Incentives
