HVAC Project Manager – Commercial Service

About the Role

An experienced Commercial HVAC Project Manager is needed to lead large-scale service projects from estimate to closeout. You'll manage projects $500K+, coordinate field operations, and deliver exceptional outcomes for commercial clients.

This role reports to the Director of Project Management and operates with a high degree of autonomy.

What You'll Do

Estimating & Proposals

  • Meet with customers and Account Managers to define commercial project scope
  • Read and interpret blueprints, specs, and control drawings to build accurate estimates
  • Develop and deliver detailed proposals; provide value-add options during site walks

Project Execution

  • Own full project lifecycle on commercial service jobs ($500K+)
  • Order, verify, and track materials and equipment
  • Coordinate scheduling and staffing across the project team
  • Monitor job costs and margins; proactively address issues
  • Write and secure approval for change orders as scope evolves

Team Leadership

  • Assign field team members based on skills and project needs
  • Enforce safety programs across all jobsites
  • Provide clear, consistent communication to both crews and customers

Customer & Vendor Relations

  • Build lasting relationships with commercial customers, vendors, and subs
  • Gather customer feedback to drive continuous service improvement

Documentation & Closeout

  • Manage job file flow to support timely billing
  • Ensure startup sheets, warranty docs, and equipment records are complete at closeout
  • Document lessons learned and profitability notes after each project

What You Bring

  • 5+ years of hands-on commercial HVAC experience — field work is required, not just office-side
  • Proven PM experience managing commercial service projects, ideally $500K+
  • Ability to read blueprints, interpret technical documents, and build cost-accurate proposals
  • Strong communication skills — keep crews, customers, and leadership aligned
  • Comfortable managing multiple large projects simultaneously with minimal oversight
  • Up to date on local codes and commercial industry standards

Education

  • High school diploma or GED required
  • Vocational/Technical school preferred
