This role manages the day-to-day operations of an assigned property, including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals. It ensures compliance with company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other relevant laws governing multi‑family housing operations.
JOB DESCRIPTION

Provides input into the development of the property budget by analyzing financial statements, reviewing marketing information, and evaluating operational reports.
Meets targeted revenues by setting rent rates, collecting fees timely, making bank deposits, and preparing monthly financial status reports.
Approves invoices from vendors and contractors, ensures validity of certificates of insurance, codes charges to appropriate Chart of Account codes, and manages communication with vendors, accounting, and owners.
Controls expenditures, staying within approved budget, and manages the petty cash fund.
Oversees the lease enforcement process, approves resident applications, handles discounts and renewals, conducts inspections, handles notice requirements, evicts residents, and collects late fees and other charges as allowed.
Collects, analyzes, and interprets current market and economic trends to implement short‑ and long‑range marketing and leasing strategies.
Promotes resident satisfaction and retention by responding to complaints, requests, and addressing service issues.
Conducts regular property inspections to ensure safety, cleanliness, and general appearance meet standards.
Supervises property staff through interviewing, hiring, orienting, training, and managing performance.
Assists in managing client/owner relationships by meeting owners, conducting property tours, providing performance updates, and responding to owner requests.
Completes various accounting, financial, administrative, and other reports and performs other duties as assigned.
For California Only: Manages the lease process using the California specific Lease File Checklist to ensure all lease documents are complete, compliant, and consistently organized.
BASIC KNOWLEDGE & QUALIFICATIONS

Bachelor’s degree from an accredited college or university preferably in Business Management, Real Estate, or related field.
4‑6 years of relevant experience that demonstrates property management, sales, marketing, and customer service. Experience must enable day‑to‑day operation, complaint resolution, financial record completion, revenue increase, and team coordination.
Ability to manage multiple priorities in a fast‑paced environment.
Excellent communication, conflict resolution, and customer service skills.
Detail‑oriented and self‑motivated with the ability to work independently, lead, and collaborate with a team.
SPECIALIZED SKILLS

Must possess all licenses and/or certifications required by State and Local jurisdictions.
Must have a valid driver’s license to drive a golf cart on property and ensure other staff with cart access also meet this requirement.
Proficiency in internet, word processing, spreadsheet, and database management programs to complete required reports and employment documents.
Strong proficiency in property management software, preferably Entrata, Yardi, and/or OneSite.
Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate team members, including maintenance specialists.
TRAVEL / PHYSICAL DEMANDS

Work primarily in an office environment but may require exposure to outdoor elements such as temperature, weather, odors, and landscape.
Must physically access all exterior and interior parts of the property and amenities.
Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and 50 pounds with assistance.
May require local travel for bank deposits, training classes, outreach events, or other job duties.
Additional Compensation

Corporate Positions: May participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions: May participate in weekly, monthly, and/or quarterly bonus programs.
