
Maintenance Supervisor

Responsibilities
Plan, schedule, and supervise daily maintenance activities, including installations, repairs, service requests, move‑in/out turnarounds, and grounds/common‑area cleaning.
Hire, train, and develop maintenance staff; enforce company policies, procedures and safety practices.
Conduct regular safety inspections, identify unsafe practices, and train staff on correct handling of chemicals, supplies, and equipment.
Lead department and regional meetings, coordinating safety and operational discussions.
Coordinate with vendors and contractors for installation, maintenance, and repair work.
Maintain department budget; ensure projects and scheduling stay within budgetary guidelines.
Prepare specifications for major projects, negotiate bids, and inspect vendor work for quality, conformance, and cost requirements.
Purchase and order maintenance supplies, materials, and appliances; keep inventory appropriately stocked.
Assign and ensure timely completion of service requests, make‑readies, and other maintenance projects per WBPC quality standards.
Update service requests using Yardi Mobile until completion and closure.
Provide troubleshooting guidance and train maintenance staff on specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new & renovated construction).
Adhere to company safety policies and OSHA safety regulations; comply with federal, state, local laws and WBPC operating procedures.
Qualifications
Minimum of 5 years related maintenance experience; property management experience preferred.
Proven ability to supervise and lead a large team.
Advanced knowledge of basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
HVAC and EPA certifications preferred.
Effective communication skills with management, partners, subordinates, vendors, and residents.
Proficiency with small hand and electrical tools and basic machinery repair.
Basic computer skills, including mobile device and PC operation.
Valid license may be required.
Must be available for on‑call assignments, emergency calls, off‑hours, and overnight work.
Must be able to lift up to 50 lbs.
