Position Summary
Elevation Property Management’s
Maintenance Supervisor
will serve with discipline and lead with kindness. The Maintenance Supervisor is the senior maintenance leader and is accountable for delivering on our property management commitment to residents. This individual leads all aspects of the property’s hands-on maintenance, including overall inspection, repair work orders and scheduled maintenance of apartments and other interior/exterior areas. The Maintenance Supervisor
is a working
member of the maintenance team to ensure the community is always in excellent condition. This position will oversee the general maintenance function by managing service requests, delegating tasks, supervising, and directing the work of the department. The Maintenance Supervisor is responsible for taking care of our residential communities and the homes our residents live in, while leading their maintenance team to do the same. The ideal teammate will have the ability to be flexible, proactively communicate, have a natural curiosity to learn, exhibit a high degree of professionalism, and work well both in a team environment and independently.
Job Responsibilities
As directed by the Property Manager, accomplish the property objectives by recruiting, training, and motivating a high-performing staff while maintaining an upbeat, positive attitude.
Perform various maintenance functions which may include but is not limited to electrical installations & repairs, light carpentry/construction, repairing HVAC, plumbing and appliance repairs, drywall and painting repairs, and carpet and vinyl repairs installation
Work along with maintenance staff to maintain common areas and grounds keeping them free of trash and debris
Perform on-call emergency service as required
Complete regular community inspections to proactively identify necessary repairs or replacement of any interior or exterior areas on the property
Monitor maintenance and up-keep of all mechanical equipment systems by contracted vendors including but not limited to apartment HVAC units, chiller/boiler systems, water heaters, elevators, and generators
Oversee and assist in preparing all make-ready apartments, which may include but is not limited to ordering materials, painting, cleaning carpet, general repairs, housekeeping and scheduling outside vendors
Monitoring and management of vendor contracts
Communicate job expectations, coaches and counsels’ maintenance staff on job performance and disciplinary issues in conjunction with Property Manager
Ensure maintenance staff is performing to Company standards and work orders are handled in a prompt, courteous and efficient manner
Maintain open and clear communication with the Property Manager and on-site staff
Ensure maintenance staff follows safe work practices and is responsible for proper use and care of all company tools and equipment
Operational + Financial Responsibilities
Order and control maintenance inventory
Review property management system (Onesite Facilities) data related to progress on work orders to ensure they are handled in a timely manner per Company policy
As directed by the Property Manager, identify, and obtain quotes for capital improvements, major system repairs and special maintenance projects
Adhere to, maintain, and monitor the maintenance budget issued by the Property Manager
Assist the Property Manager in obtaining initial and renewal quotes for maintenance contracts and other services provided to property
Prepare weekly/month status reports for the Property Manager as requested
Education And Qualifications
Minimum of 3 years in supervisory role
Basic hand tools
Knowledge and experience repairing electrical, plumbing, carpentry, drywall, and appliances
Multi-Family/Affordable Housing experience a plus
NCHM Certified Manager of Maintenance designation preferred
Self-motivation and attention to detail
Strong interpersonal skills with the ability to build relationships
Demonstrated track record of the highest degree of ethics and integrity
Availability to work evenings and weekends as needed
Must possess a valid driver license, and have reliable transportation
High School diploma or equivalent
Working Conditions
Team members work both in and outside of apartment buildings and in all areas of the property, including amenities.
Physical Demands
Team members need to be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Team members must be able to work inside and outside in all weather conditions
Team members must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance. Rare or regular travel may be required for the accomplishment of some or all the daily responsibilities of this position.
Team members must be able to “take call” during evenings and weekends.
