Preconstruction Manager

Responsibilities

Lead value engineering efforts across all preconstruction phases, identifying cost-saving opportunities without compromising design intent or quality standards.

Develop, manage, and reconcile project budgets from schematic design through construction documents.

Analyze design documents for constructability, cost risk, and value optimization opportunities.

Prepare detailed cost models, conceptual estimates, and budget reconciliation reports.

Work closely with the Director of Purchasing to align procurement strategy with project budgets and value engineering outcomes.

Partner with the Director of Estimating to validate estimates, close budget gaps, and maintain cost accuracy throughout design development.

Support bid packaging, scope development, and subcontractor buy-out in coordination with the purchasing team.

Provide cost feedback to design teams in real time to keep projects on budget.

Preconstruction Management

Manage the full preconstruction schedule and deliverable milestones for assigned projects.

Coordinate with design teams, owners, and internal stakeholders to align on scope, schedule, and budget.

Facilitate owner and design team presentations covering budget updates, VE options, and cost impact analyses.

Maintain and continuously improve preconstruction templates, tools, and processes.

Qualifications
Required

8+ years of preconstruction, estimating, or related experience in commercial construction.

Demonstrated experience leading value engineering efforts on ground-up or renovation projects.

Strong proficiency in construction cost estimating software (e.g., Procore, Sage, On-Screen Takeoff, or similar).

Proven ability to develop and manage budgets from early design through GMP.

Excellent communication and presentation skills with ability to convey complex cost data to non-technical audiences.

Preferred

Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.

Experience working in a general contracting environment with direct exposure to subcontractor procurement.

Familiarity with design-build and integrated project delivery methods.

LEED, DBIA, or other industry certifications a plus.
