Overview
A Property Maintenance Technician is responsible for ensuring the proper maintenance and repair of a multi‑family residential property. This role involves performing various tasks related to plumbing, electrical systems, HVAC, carpentry, painting, and general maintenance. The technician plays a vital role in maintaining the property’s functionality, safety, and aesthetic appeal to ensure tenant satisfaction and overall property value.

Responsibilities

Perform routine maintenance tasks such as HVAC filter changes, plumbing inspections, and electrical system checks.

Diagnose and repair mechanical, electrical, and plumbing issues in a timely and efficient manner.

Address tenant maintenance requests promptly and effectively, prioritizing urgent issues.

Repair or replace damaged doors, windows, cabinets, and other wooden fixtures.

Patch and paint walls, ceilings, and trim to maintain or enhance the property’s appearance.

Install or repair flooring materials such as tiles, laminate, carpet, or hardwood.

Maintain the property’s exterior areas daily by cleaning grounds and picking up trash.

Clear snow, ice, leaves, and debris from sidewalks, driveways, and common areas during inclement weather.

Conduct regular inspections of property systems and equipment to identify safety hazards and potential code violations.

Ensure compliance with local building codes, health and safety regulations, and environmental standards.

Take appropriate measures to address safety concerns and maintain a safe working environment.

Maintain accurate records of maintenance activities, including work orders, repairs performed, and materials used.

Document inspections, safety checks, and maintenance schedules to track property condition and compliance.

Communicate effectively with property management and team members regarding maintenance needs and status updates.

Requirements

High school diploma or equivalent; vocational or technical training in maintenance or a related field preferred.

Proven experience in property maintenance, construction, or a related trade.

Strong knowledge of building systems, equipment, and maintenance techniques.

Proficiency in using hand and power tools commonly used in maintenance and repair work.

Ability to troubleshoot and solve problems independently, with strong attention to detail.

Excellent communication and interpersonal skills, with the ability to interact professionally with tenants, colleagues, and contractors.

Physical stamina and dexterity to perform manual labor and work in various weather conditions.

Willingness to participate in on‑call rotation for emergency maintenance issues outside of regular business hours.

Driver's license and reliable transportation.

Compensation
$25/hr – Full‑time, 8‑hour shift with on‑call rotation. Overtime may be required.
