Maintenance Tech III
for our multi‑family portfolio of properties, with 3+ years of industry experience.
This position will be full-time at
The Edge at Main , located in Somerville, NJ.
Responsibilities
Responsible for executing maintenance, including diagnosing problems and making repairs in order to maintain the physical condition of the community according to operating and safety standards and to ensure that service requests, repairs, and turns are made in a timely manner.
Reports To
Sr. Maintenance Manager / Maintenance Manager / Maintenance Supervisor
Supervises
No direct reports; may assist in supervising Maintenance Technicians I and II with responsibility for scheduling, work assignments, training, etc.
Classification
Non‑exempt/Hourly – eligible for overtime
Essential Job Functions
Supervise/Master: Directly oversee staff and hold Master License in HVAC, High Pressure Seal – Boilers, Masters Plumbing License.
HVAC: maintain, diagnose, repair, replace residential and commercial systems.
Plumbing: maintain, diagnose, repair, replace plumbing fixtures and supply & drain lines, replace water heaters.
Electric: maintain, diagnose, repair, replace fixtures, receptacles, switches, devices, wiring, and low voltage systems.
Appliances: maintain, diagnose, repair, replace household appliances.
Carpentry: maintain, repair, replace cabinetry, doors, molding, framing, flooring, tile.
Drywall/Plaster: repair, replace drywall and sand to paintable finish.
Painting: apply finishes to wood/drywall/metal/masonry.
Building Envelope: maintain/repair/replace roofs (rubber & shingle), gutters, drainage systems, soffits, fascia, windows, doors, cladding.
Building Systems: maintain, diagnose basic issues with pools/spas, elevators, fire detection & protection systems.
Computer Skills: high competency in Real Page, Excel, Word, Outlook, internet.
Blueprints: able to read and understand blueprints.
Oversee maintenance staff when Maintenance Manager/Supervisor is not on site.
Able to perform tasks required of Tech 1 & Tech 2.
Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a timely manner.
Assist with organizing and prioritizing service requests and general maintenance tasks.
Ensure vacant apartment homes are rent‑ready in a timely manner; perform turnkey work as required.
Assist in preparing staff work and preventive maintenance schedules, maintenance budgets; maintain an inventory of supplies and tools needed for providing the appropriate level of service.
Inspect community’s grounds and buildings daily to identify maintenance needs.
Maintain company customer service standards. Respond to resident requests and work with residents to minimize/resolve problems and complaints; follow up to ensure issue is resolved.
Apply all applicable EP policies and procedures such as, but not limited to, company operating and safety standards; train and promote safe work practices among on‑site staff.
Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations.
Non‑Essential Job Functions
All other tasks or duties as assigned by the supervisor.
May assist in supervising the work of other associates and/or outside contractors.
Must maintain a professional appearance, including adherence to dress code as required.
Ability to model and demonstrate the behaviors listed on the Maintenance Management Core Competencies.

Participate in the emergency on‑call rotation for the property.
Live within 45 minutes’ drive of the community.
Your schedule will be based on the business needs and is subject to change at any time.
May be asked to perform the work of a Maintenance Technician I / II.
Qualifications
Education: High School diploma or equivalent (GED) preferred.
Real Page or other program experience: 5 years.
Skills
Ability to read and write English as demonstrated by clear and concise written and verbal communications; ability to read maintenance tickets and understand labels on cleaning and chemical supplies.
Basic arithmetic skills (measurement, addition, subtraction, multiplication, division) for basic calculations and analysis such as estimating, determining averages, percentages, and totals.
Occasional operation of general office equipment such as personal computer, telephone, photocopying machine, facsimile machine, postage machine.
Frequent use of general maintenance tools, supplies and equipment such as hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment.
Frequent handling and use of chemicals and general cleaning supplies.
Transport up to 60 pounds variable distances; mobility and flexibility to use required equipment and access restricted spaces or work at heights >8‑9 feet.
Operation of motorized vehicles such as car, truck, van or golf cart.
Ability to stand, walk, stoop, kneel, crouch, crawl, and climb stairs or ladders.
Licenses/Certifications
Valid driver’s license and automobile insurance.
Certification as a Type I and Type II technician from an Environmental Protection Agency (EPA) approved technician certification program.
Valid Asbestos abatement certification (where applicable).
Other licenses and certifications as required by the community, state or local jurisdictions.
Lift certification within 6 months of hire date.
