Richman Property Services, Inc. is actively seeking a full‑time Recertification Coordinator to join our dynamic workforce in New York, NY.
Location
The Balton, Our 156‑unit residential community located in NY.
Key Qualifications
2 or more years’ experience with recertification in a tax credit/affordable community environment
Experience using Yardi property management software; COS certified preferred
Bilingual, English/Spanish a plus

Responsibilities
Identify tenants and complete the leasing process for vacant units in the portfolio, verifying each tenant’s eligibility
Conduct interviews in accordance with Housing First and the Fair Housing Act
Complete background checks on all applicants
Complete paperwork related to low‑income housing tax credits, rental subsidies, and maximum rent calculations before signing a lease
Ensure tenants move in within thirty days
Work with tenants to complete paperwork related to ongoing tenancy, including lease renewals and annual income re‑certifications
Provide administrative support to the Property Manager and the Assistant Property Manager, responding to housing inquiries and maintaining records of housing applications received
Maintain copies of leases and lease records, provide lease documentation for legal matters related to tenants, and supply lease information for audits
Process initial and annual re‑certifications and calculate retroactive rent, conforming to HUD regulations
Calculate rents for annual re‑certifications
Review applicant files and determine eligibility, following LIHTC and Section 8 guidelines
Notify residents of upcoming re‑certifications and prepare third‑party verification forms
Maintain residents’ files and paperwork, performing other related duties as required
Position Requirements
Education:
Bachelor’s Degree (B. A.) in Business Administration from an accredited college preferred
Experience:
Four (4) years of recertification specialist experience
Knowledge of Section 8, LIHTC, and HUD criteria and procedures
Detail oriented and able to operate on a deadline‑driven schedule
Experience with Yardi property management software
Skills & Certifications:
Knowledge of Microsoft Office Word, Excel, and Outlook
Self‑starter, detail‑oriented with professional communication, customer service, organization, and analytical/problem‑solving skills
Ability to operate various types of office equipment, including computers, printers, copy machines, telephone systems, and fax machines
Proficient with multiple computer and software programs
Able to accept supervision, speak clearly and calmly, and work toward win/win resolution of issues
Participate in team meetings and/or training sessions
Exhibit sound judgment, ask appropriate questions, seek guidance, and communicate outstanding matters with direct supervisor
Able to prepare reports as requested
