Job Description Summary
The Maintenance Supervisor oversees daily maintenance operations across campus buildings, ensuring a safe, efficient, and well‑maintained environment for students, faculty, staff, and visitors. This role provides hands‑on technical expertise—particularly in Heating, Ventilation & Air Conditioning (HVAC) systems—while leading a team of maintenance technicians responsible for preventive maintenance, repairs, and facility improvements.

Pay
$30/hr – $35/hr; Compensation may vary depending on geographic area, experience and other factors. Additional compensation stated below.

Essential Job Duties

Supervise, train, and evaluate maintenance staff, assigning daily tasks and monitoring performance. Prepares all market‑ready apartments, which may include painting, carpet cleaning/repair, general repairs, and housekeeping to ensure a quality product to our residents.

Completes service requests in a timely manner.

Has knowledge of various maintenance functions including and not limited to plumbing, pool maintenance, air conditioning, heating, general carpentry skills, appliance, electrical, painting, caulking, snow removal, scheduling, and life safety issues.

Performs on‑call emergency procedures as required.

Reports any maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.

Schedules and performs preventive maintenance and records such activities.

Is knowledgeable of state, local, and federal housing laws, codes, policies, and systems regarding maintenance.

Perform skilled work in the installation, maintenance, and repair of HVAC systems, including chillers, boilers, air handlers, heat pumps, and control systems.

Diagnose system malfunctions and implement corrective actions to restore optimal performance.

Oversee HVAC contractors and verify quality of work when external vendors are used.

Monitor energy usage and recommend improvements to increase efficiency and reduce costs.

Ensure all HVAC systems meet environmental, safety, and building code standards.

Campus Facilities Support

Conduct routine inspections of buildings, mechanical rooms, and equipment.

Respond to facility emergencies and after‑hours issues as needed.

Assist with planning and budgeting for capital improvements, equipment upgrades, and long‑term maintenance strategies.

Support sustainability initiatives and campus‑wide environmental goals.

Attend and participate in training programs as required by Cushman & Wakefield and local city and state jurisdictions.

Provide superior customer service and represent the company in a professional manner at all times.

Competencies

3+ years of experience overseeing facility maintenance teams

Must be able to work any shift Sunday–Saturday to support the company's business needs.

Is knowledgeable of state, local, and federal housing laws, codes, policies, and systems regarding maintenance.

Knowledge of safe use of cleaning agents and equipment used to perform job duties

Ability to add, subtract, multiply, and divide in all units of measure, whole numbers, common fractions, and decimals.

Ability to compute rate, ratio, and percent and to prepare and interpret bar graphs.

Must possess a valid Driver's License.

CPO if required by city or state.

EPA 608 – Minimum Type II

Follow all Cushman & Wakefield safety policies and procedures.

Education

High School Diploma, GED, Trade, Technical, or Vocational school.

Experience

EPA 608 – Minimum Type II, or CPO, or local city required certificate.

Work Environment
This job operates in a professional office environment. The role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Duties include travel between floors and buildings, climbing stairs, operating office machinery, remaining stationary (sit or stand) for 85% of the time, traveling up to 10% of the time, and carrying up to 100 pounds at times.

Compensation
The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience. The company will not pay less than minimum wage for this role. Compensation for the position is: $29.75 – $35.00.
