Job Description Summary
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

Assist and complete work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Oversee and complete the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a punch list of maintenance work needed, scheduling vendors and contractors as needed, obtaining supplies and materials, completing all maintenance tasks, and inspecting completed work.

Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to ensure they reflect and represent the high quality of the community and Greystar standards.

Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.

Periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.

Maintain adequate inventory of spare parts and maintenance materials and work with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.

Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.

Assist Community Manager in developing the budget for regular repair and maintenance and capital projects.

Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment.

Conduct regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up to date on all OSHA and other safety related laws and requirements to ensure community compliance.

Demonstrate customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.

Basic Knowledge & Qualifications

High school diploma, GED, or related experience and training.

Experience in property management maintenance, other building maintenance, or related trade.

Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment and measuring devices.

Ability to apply principles of logical thinking to define and correct problems.

Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.

Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies.

Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use. Property management system experience preferred.

Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents.

Specialized Skills

Incumbents must have EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc.

Incumbents must have all certifications as required by State and Local jurisdictions.

Incumbents must have a valid driver’s license to operate a golf cart on the property, if applicable.

Travel / Physical Demands

Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Job demands may require incumbents to push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

Local, routine travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.

Incumbents must be able to work a flexible work schedule, which includes taking on‑call during evenings, weekends, and holidays.

Hourly Range : $34.00 - $36.00

Additional Compensation

Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
