This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities

Complete assigned work orders generated from resident requests and preventative maintenance on the property, diagnosing defects and making repairs in accordance with policies, safety standards, and code requirements.

Perform the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, material acquisition, maintenance tasks, and inspection of completed work.

Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, tracking inventory used, returning unused items, and notifying the supervisor of re‑ordering needs.

Complete documentation and paperwork promptly, accurately, and completely to record service requests.

Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.

Support cost‑cutting and expense control by fixing rather than replacing parts, avoiding waste of materials and supplies, and using tools and equipment correctly.

Other Responsibilities

Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required training on OSHA and related laws, and reporting accidents and incidents promptly.

Periodically inspect work performed by contractors, vendors, or other service providers to verify quality standards, scope, and specifications.

Service Technician Responsibilities

Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, maintain the property, and communicate physical needs to management.

Physical Demands

Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work indoors and outdoors in all weather conditions.

Push, pull, lift, and carry weights up to 25 pounds independently and up to 50 pounds with assistance.

You may be required to travel occasionally for training, meetings, or assistance at other properties.

Accept a flexible schedule that includes on‑call duties during evenings, weekends, and holidays.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (applicable to Certified Service Technicians).

All certifications required by state and local jurisdictions (applicable to all Service Technicians).

Valid driver’s license to operate a golf cart on property, if applicable.

Compensation
The hourly range for this position is $21.00 - $23.00. Bonus eligibility may be based on individual performance and company results for both corporate and onsite positions.
