Job Summary

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

- Schedule: Tue‑Sat 8:00 am‑5:00 pm; on‑call required
Essential Responsibilities

Complete assigned work orders from resident requests, preventive maintenance, and repair defects.
Prepare vacant apartments for leasing by completing pre‑move‑out inspection, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
Follow procedures for obtaining and returning materials, supplies, equipment and tools from the maintenance department; track inventory and notify supervisor of reorder needs.
Maintain accurate documentation and paperwork for service requests.
Assist with grounds, common areas and amenities: pick up trash, pressure‑wash breezeways and pool areas, general cleaning, paint curbs and signage.
Support cost‑cutting and expense control by repairing rather than replacing parts, using materials efficiently and correctly managing tools.
Other Responsibilities

Comply with safety and risk‑management policies: attend routine safety meetings, complete required OSHA and safety training, and report incidents promptly.
Periodically inspect work performed by contractors, vendors and service providers to ensure quality, scope and specifications.
Service Technician Duties

Assist with routine and periodic property inspections to identify safety concerns and maintain the property repair status; communicate concerns to management.
Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry or maneuver weights up to 25 lbs independently and 50 lbs with assistance; occasional travel may be required.
Work a flexible schedule including on‑call evenings, weekends and holidays.
Required Licenses or Certifications

EPA Type 1 and II or Universal refrigerant recycling (for Certified Service Technicians).
All state and local jurisdiction certifications (for all Service Technicians).
Valid driver's license for operating a golf cart, if required by property size.
Compensation

Hourly range: $22.12–$28.70 (San Francisco).
Additional Compensation

Base salary may be eligible for quarterly or annual bonuses (Corporate Positions) or weekly, monthly, and/or quarterly bonuses (On‑site Property Positions).
