This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
Complete assigned work orders generated from resident service requests and perform preventative maintenance, diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Perform the make‑ready process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspection, creating a punch list of maintenance work needed, scheduling vendors and contractors, obtaining supplies, completing all tasks, and inspecting completed work.
Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, tracking inventory, returning unused items, and notifying supervisors of re‑order needs.
Complete documentation and paperwork in a timely, accurate, and complete fashion so service requests can be documented and tracked.
Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding waste, and using tools and equipment correctly.
Other Responsibilities
Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.
Work inside and outside in all weather conditions.
Move, lift, and carry up to 25 pounds independently and up to 50 pounds with assistance.
Travel may be required for other properties, training, or business meetings.
Work a flexible schedule, including taking calls during evenings, weekends, and holidays.
Required Licenses or Certifications
EPA Type 1 and II or Universal refrigerant recycling certification (for certified service technicians).
All state and local certifications required by jurisdiction.
Valid driver’s license to operate a golf cart on property if applicable.
Compensation
Hourly pay range: $24.00 – $26.00 (Glendale, CA)
Corporate positions may be eligible for a quarterly or annual bonus program.
Onsite property positions may be eligible for weekly, monthly, or quarterly bonus programs.
