Job Description Summary
Perform technical and mechanical work ensuring the physical aspects of the property, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Property Details
Type: Stabilized, garden style. Unit count: 123. Schedule: Alternates every two weeks, switching with SS. Housing discount: 20%.
Essential Responsibilities
Complete assigned work orders from resident requests and preventative maintenance, diagnosing defects and performing repairs per policies, procedures, safety standards, and code requirements.
Manage the make‑ready process for vacant apartments: pre‑move‑out inspection, create punch list, schedule vendors, acquire supplies, perform maintenance tasks, inspect completed work.
Follow procedures to access and obtain materials, supplies, equipment, and tools; track inventory usage, return unused items, and notify supervisor of re‑ordering needs.
Submit documentation and paperwork promptly and accurately for service request tracking.
Assist grounds and commons maintenance: pick up trash, pressure‑wash breezeways and pools, general cleaning, paint curbs and signage as needed.
Support cost‑cutting and expense control: fix parts when possible, avoid waste, use tools and equipment correctly.
Other Responsibilities
Comply with safety and risk‑management policies: attend safety meetings, complete OSHA and other training, report accidents promptly.
Inspect contractor/vendor work periodically to verify quality, scope, and specifications.
Service Technician Work
Assist routine and periodic property inspections to identify safety concerns, keep property in good repair, and communicate concerns to management.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry, crawl in confined areas.
Work inside/outside in all weather conditions.
Push, pull, lift up to 25 lb independently and 50 lb with assistance.
Travel may be required.
Work flexible schedule, including calls in evenings, weekends, and holidays.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to certified service technicians).
All required certifications by State and Local jurisdictions (applies to all service technicians).
Valid driver’s license to operate a golf cart on property if applicable.
Additional Compensation
Corporate positions: eligible for quarterly or annual bonus program based on performance.
On‑site property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
