This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities

Complete assigned work orders from resident requests for service, as well as preventative maintenance, diagnosing issues and making repairs according to policies, procedures, safety standards, and code requirements.

Execute the make‑ready process for vacant units, including pre‑move‑out inspection, punch list creation, scheduling vendors and contractors, procuring supplies, performing maintenance tasks, and inspecting completed work.

Follow procedures for accessing and obtaining materials and equipment, tracking inventory, returning unused items, and notifying the supervisor of re‑ordering needs.

Document all work in a timely, accurate, and complete manner for service request tracking.

Assist with grounds, common areas, and amenities maintenance: picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage.

Support cost‑cutting and expense control by repairing parts where possible and using tools and equipment efficiently.

Other Responsibilities

Comply with safety and risk‑management policies through regular meetings, OSHA training, and prompt incident reporting.

Periodically inspect contractor work to verify quality, scope, and specifications.

Service Technician

Assist in routine and periodic property inspections to identify safety and risk concerns, keeping the property in good repair and communicating issues to management.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance.

Travel may be required for assistance at other properties, training, or meetings.

Work a flexible schedule, including evening, weekend, and holiday on‑call duties.

Required Licenses Or Certifications
• Incumbents must hold EPA Type 1 and II or Universal refrigerant recycling certifications (for Certified Service Technicians).

• Must possess all certifications required by state and local jurisdictions (for all Service Technicians).

• Valid driver’s license to operate a golf cart on property, if applicable.

Additional Compensation

Corporate Positions: Eligible for quarterly or annual bonus based on individual and company performance.

On‑site Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
