Hourly Pay: $20.00 – $22.00

Job Summary
This role performs technical and mechanical work that ensures the physical aspects of the property—buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities

Complete assigned work orders generated from resident requests and preventative maintenance, diagnosing defects or problems and conducting repairs according to policies, procedures, safety standards, and code requirements.

Carry out the make‑ready process for vacant apartment homes, including pre‑move‑out inspection, creating a punch list of required maintenance, scheduling vendors, obtaining supplies, completing tasks, and inspecting finished work.

Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and items from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor of reorder needs.

Complete documentation and paperwork promptly and accurately to ensure service requests are tracked properly.

Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.

Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials, and practicing correct use of tools and equipment.

Other Responsibilities

Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly.

Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.

Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, maintain property repair standards, and communicate concerns to management.

Physical Demands

Stand, walk, and sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

Travel may be required to assist other properties, attend training, or meet with clients.

Work a flexible schedule, including call duties during evenings, weekends, and holidays.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).

All certifications required by State and Local jurisdictions (for all Service Technicians).

Valid driver’s license to operate a golf cart on property, as needed.

Additional Compensation

Corporate Positions: Eligibility for quarterly or annual bonus based on individual and company performance.

On‑site Property Positions: Eligibility for weekly, monthly, and/or quarterly bonus programs.
