Job Description Summary
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.
Job Description
Assist and complete work orders generated from resident requests for service, diagnosing defects, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Oversee and complete the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins by performing pre‑move‑out inspections, producing punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect high quality and Greystar standards.
Periodically inspect work performed by service team members and contractors to assess effectiveness of policies, develop corrective action plans, and verify that work meets quality standards, scope, and specifications.
Maintain adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies and tools within budget.
Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects.
Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, using materials efficiently, and practicing correct use of tools and equipment.
Conduct scheduled Greystar safety meetings, ensure all MSDS sheets are current, and keep up to date on OSHA and other safety regulations to maintain community compliance.
Demonstrate customer‑service skills by treating residents and others with respect, answering questions, and responding sensitively to maintenance complaints with efficiency and urgency.
Basic Knowledge & Qualifications
High school diploma, GED, or related experience and training.
Experience in property management maintenance, building maintenance, or a related trade.
Must provide own hand tools (unless state law prohibits); must be skilled in safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.
Ability to apply logical thinking to define and correct problems.
Proficient customer‑service and interpersonal communication skills to effectively interact with residents, clients, team members, and business contacts, and to remain calm when addressing and resolving issues.
Ability to read, write, and communicate effectively to represent company management, act as the first point of contact for internal team members and external visitors, and answer questions related to department operating policies.
Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
Mathematical skills to add, subtract, multiply, and divide decimals and fractions for reviewing and completing financial, administrative, and legal documents.
Specialized Skills
EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test pressures or handle refrigerants.
All certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on the property, if applicable.
Travel / Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Local routine travel may be required for business meetings, training programs, or other duties.
Work flexible schedule, including on-call duty during evenings, weekends, and holidays.
Additional Compensation
Corporate Positions: Eligible for quarterly or annual bonus based on individual and company performance.
