Job Description Summary
The Views at Angle Lake has an immediate opening for an experienced Maintenance Supervisor. This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities

Assists and completes work orders generated from resident requests for service and routine upkeep, diagnosing the source of defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Oversees and completes the make‑ready process for vacant apartment homes, including pre‑move‑out inspection, punch list creation, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.

Develops standards for cleanliness and overall appearance of community grounds, amenities, building exteriors, unit interiors and common areas to reflect Greystar standards.

Inspects work performed by service team members, contractors, and vendors to ensure compliance with quality standards and specifications.

Maintains adequate inventory of spare parts and materials, orders supplies and tools within budgetary guidelines.

Completes monthly preventative maintenance procedures as outlined in the policy and procedure manual.

Assists Community Manager in developing the budget for regular repair, maintenance, and capital projects.

Supports cost‑cutting and expense‑control programs, fixing parts when possible and practicing correct tool usage.

Conducts scheduled safety meetings, keeps MSDS sheets current, and stays updated on OSHA and other safety regulations.

Demonstrates customer service skills by treating residents with respect, responding to complaints efficiently, and maintaining urgency with assigned work orders.

Qualifications and Experience

High school diploma, GED, or related experience and training.

Experience in property management maintenance, other building maintenance, or related trade.

Knowledge of hot water repair and maintenance highly desired; basic carpentry knowledge required.

Background on roofing materials from shingle to BUR, membrane, and EPDM highly preferred.

Proficiency in safe use and maintenance of hand tools, power tools, and mechanical equipment.

Proficient in MS Office Suite and property management software (Yardi/One Site).

Ability to apply logical thinking to define and correct problems.

Strong customer service and interpersonal communication skills.

Ability to read, write, and communicate effectively to represent company management.

Math skills for basic financial calculations.

Specialized Skills & Certifications

EPA certifications Type I and II or Universal if working on sealed HVAC systems to test pressures and handle refrigerants.

All certifications required by State and Local jurisdictions.

Valid driver’s license for operating a golf cart on the property, if applicable.

Physical & Travel Demands

Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work inside and outside in all weather conditions.

May need to push, pull, lift, or maneuver weights up to 25 lb independently or 50 lb with assistance.

Local, routine travel to attend meetings, training, or other business needs.

Flexible schedule, including on‑call duties during evenings, weekends, and holidays.

Compensation and Benefits
Competitive hourly rate of $35.00–$39.75. Additional compensation may include quarterly or monthly bonus programs based on individual and company performance.
