Job Description Summary

This role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas meet the Company standards for cleanliness, appearance, safety, and overall functionality.
Key Responsibilities

Assists and completes work orders from resident requests for service, diagnoses the cause of defects, and makes repairs in accordance with policies, safety standards, and code requirements.
Oversees and completes the make-ready process to prepare vacant apartments for leasing by performing pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
Develops standards for cleanliness and appearance of grounds, amenities, building exteriors, interiors, breezeways, and common areas to reflect Greystar standards.
Periodically inspects work by service team members and contractors; develops corrective action plans as needed.
Maintains inventory of spare parts and maintenance materials; coordinates with the Community Manager to stay within budget.
Completes monthly preventative maintenance procedures per policy manual.
Assists Community Manager in developing the budget for repair, maintenance, and capital projects.
Supports cost-saving initiatives by repairing rather than replacing parts when possible and using tools efficiently.
Conducts safety meetings, maintains MSDS sheets, and stays current on OSHA and safety laws to ensure compliance.
Demonstrates customer service skills by treating residents with respect, answering questions, and addressing complaints promptly.
Basic Knowledge & Qualifications

High school diploma, GED, or related experience and training.
Experience in property management maintenance or related trade.
Incumbents must provide own hand tools and be skilled in safe use of hand tools, power tools, and measuring devices.
Ability to apply logical thinking to define and correct problems.
Proficiency in customer service and interpersonal communication to interact with residents and team members.
Ability to read, write, and communicate effectively for internal/external interactions.
Proficiency in word processing, spreadsheets, and database management; property management system experience preferred.
Mathematical skills for reviewing financial, administrative, and legal documents.
Specialized Skills

EPA certifications Type I and II or Universal if working on sealed HVAC systems.
All certifications as required by State and Local jurisdictions.
A valid driver\'s license to operate a golf cart on the property, if applicable.
Travel / Physical Demands

Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, and lift up to 25 lb independently or 50 lb with assistance.
Work indoors and outdoors in all weather conditions.
Local travel may be required for meetings and training.
Flexible schedule including on-call evenings, weekends, and holidays.
Compensation & Benefits

The hourly range for this position is $34.00 - $38.00.
Corporate or onsite roles may be eligible for bonus programs.
