Overview
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and repairing per policies, safety standards, and code requirements.
Oversees and completes the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors, obtaining supplies, completing tasks, and inspecting work.
Develops standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, signage, offices, and common areas to reflect Greystar standards.
Periodically inspects work performed by service team members and contractors to ensure quality and compliance; develops corrective actions as needed.
Maintains inventory of spare parts and materials; coordinates with Community Manager to stay within budget.
Completes monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
Assists Community Manager in developing the budget for regular repair, maintenance, and capital projects.
Supports cost-cutting and expense control by fixing rather than replacing when appropriate; uses tools and materials efficiently.
Conducts safety meetings and ensures MSDS and OSHA compliance.
Demonstrates customer service by treating residents with respect, addressing questions and complaints with responsiveness and urgency.
Basic Knowledge & Qualifications
High school diploma, GED, or related experience and training.
Experience in property management maintenance or related trade.
Own hand tools unless prohibited by state law; skilled in safe use of hand tools, power tools, mechanical equipment, and measuring devices.
Ability to apply logical thinking to define and correct problems.
Proficiency in customer service and interpersonal communication; able to interact with residents, clients, team members, and other contacts; calm under pressure.
Ability to read, write, and communicate effectively; ability to be first point of contact for internal/external interactions.
Proficiency in internet, word processing, spreadsheet, and database management; property management system experience preferred.
Mathematical skills to handle numbers in financial, administrative, and legal documents.
Specialized Skills
EPA Type I and II or Universal certifications if working on sealed HVAC systems.
All certifications as required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property, if applicable.
Travel / Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Lift or move up to 25 pounds independently and 50 pounds with assistance.
Local travel may be required for meetings, training, or other duties.
Flexible schedule including on-call evenings, weekends, and holidays.
Hourly pay range: $35.00 - $37.00 (Los Angeles, CA)
Additional Compensation & Benefits
Corporate positions may be eligible for quarterly or annual bonuses based on performance.
Onsite positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
