Job Description Summary
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
Assist and complete work orders generated from resident requests for service and routine upkeep, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Oversee and complete the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch lists, vendor scheduling, supply procurement, maintenance tasks and final inspections.
Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, interior units, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other properties.
Periodically inspect work completed by service team members and contractors to assess effectiveness, quality, scope, and specifications.
Maintain adequate inventory of spare parts and maintenance materials; work with the Community Manager to order supplies and tools within budgetary guidelines.
Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
Assist the Community Manager in developing the budget for regular repairs, maintenance, and capital projects.
Support cost‑cutting and expense control programs by fixing parts when possible and using tools and supplies efficiently.
Conduct regularly scheduled safety meetings, keep MSDS sheets current, and stay updated on OSHA and other safety laws.
Demonstrate customer‑service skills by treating residents and others with respect, answering questions, responding to complaints, and assigning work orders efficiently.
Qualifications
Basic Knowledge & Qualifications
High school diploma, GED, or related experience and training.
Experience in property management maintenance, building maintenance, or a related trade.
Must provide own hand tools unless prohibited by state law and be knowledgeable in safe use of hand tools, power tools, and mechanical equipment.
Ability to apply logical thinking to define and correct problems.
Proficiency in customer service and interpersonal communication skills.
Ability to read, write, and communicate effectively.
Proficiency in internet, word processing, spreadsheet, and database management programs; property‑management system experience preferred.
Mathematical skills to add, subtract, multiply, and divide numbers, decimals, and fractions.
Specialized Skills
EPA certifications Type I and II or Universal for sealed HVAC system work.
All certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on the property, if applicable.
Travel / Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
Local routine travel for meetings, training, or other job activities.
Flexible schedule, including call during evenings, weekends, and holidays.
Compensation and Benefits
The hourly pay range for this position is $35.00 – $38.00/hr (Los Angeles, CA).
Additional Compensation: Options to participate in bonus programs—quarterly or annual for corporate positions, weekly, monthly, or quarterly for onsite positions.
