Service Technician - Foxtail by Banyan

Job Description Summary
Position performs technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.

Responsibilities

Completes work orders from resident requests and preventative maintenance, diagnosing defects and making repairs according to policies and codes.

Manages the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch lists, vendor scheduling, materials procurement, task completion, and final inspection.

Follows procedures for accessing and managing supplies, tools, and equipment, tracking inventory and notifying the maintenance supervisor of re‑ordering needs.

Documents service requests accurately and timely.

Assists in maintaining grounds, common areas, and amenities: picks up trash, pressure‑washes, general cleaning, paints curbs/signage.

Supports cost‑cutting by fixing rather than replacing parts, using materials efficiently, and properly handling tools.

Attends safety meetings, completes required OSHA and other training, and reports accidents promptly.

Inspects contractor, vendor, and other service provider work to verify quality and specifications.

Participates in routine property inspections to identify safety concerns and communicate physical needs to management.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl in confined areas for extended periods.

Work indoors and outdoors in all weather conditions.

Push, pull, lift, carry, or maneuver up to 25 lbs independently and 50 lbs with assistance.

Travel may be required for assistance, training, or meetings.

Work flexible shifts, including calls during evenings, weekends, and holidays.

Required Licenses or Certifications

EPA Type 1 & II or Universal refrigerant recycling (for Certified Service Technicians).

All certifications required by state and local jurisdictions (for all Service Technicians).

Valid driver’s license to operate a golf cart on property, where applicable.

Compensation
Competitive base salary with potential bonus participation:

Corporate positions: quarterly or annual bonus based on individual and company performance.

On‑site positions: weekly, monthly, and/or quarterly bonus programs.
