Job Description Summary
This role performs technical and mechanical work to keep the building, grounds, amenities, and common areas clean, safe, and fully functional.
Responsibilities
Complete resident service requests and preventative maintenance—diagnose problems and repair in accordance with company policies, safety standards, and code requirements.
Handle the make‑ready process for vacant units: pre‑move‑out inspection, punch list creation, vendor scheduling, material procurement, task completion, and final inspection.
Manage materials, supplies, equipment, and tools: track inventory, return unused items, and notify supervisors of reorder needs.
Submit accurate and timely documentation for all service requests.
Maintain grounds and common areas: pick up trash, pressure‑wash breezeways and pool areas, perform general cleaning, and paint curbs and signage as needed.
Support cost‑cutting measures by fixing parts rather than replacing, minimizing waste, and using tools and equipment correctly.
Participate in safety meetings and complete required OSHA and other safety training.
Inspect contractor and vendor work to ensure quality, scope, and specifications are met.
Assist with routine and periodic property inspections to identify safety concerns and communicate them to management.
Work indoors and outdoors in all weather conditions.
Handle call assignments during evenings, weekends, and holidays as required.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Perform work in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, or carry up to 25 pounds independently, and up to 50 pounds with assistance.
Travel may be required for training, meetings, or assistance at other properties.
Work flexible schedules, including on‑call responsibilities.
Required Licenses or Certifications
EPA Type 1 and II or Universal refrigerant recycling certification (for Certified Service Technicians).
All state and local certifications required for service technicians.
Valid driver’s license to operate a golf cart on property (as applicable).
Compensation and Bonuses
Base hourly rate $22.00 – $24.00.
Eligible for quarterly or annual bonus (corporate positions) or weekly, monthly, or quarterly bonus (onsite property positions).
