Essential Responsibilities
Complete assigned work orders from resident requests and preventive maintenance, diagnosing defects or problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Execute the make‑ready process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor and contractor scheduling, supply procurement, task completion, and final inspection.
Follow procedures for accessing and obtaining materials, supplies, equipment, and tools; track inventory, return unused items, and notify the supervisor of reorder needs.
Document and complete all paperwork timely, accurately and fully so service requests are properly tracked.
Assist with grounds and common area maintenance: pick up trash and debris, pressure‑wash breezeways and pool areas, perform general cleaning, and paint curbs and signage as needed.
Support cost‑cutting and expense control by fixing rather than replacing parts, conserving materials and supplies, and using tools and equipment correctly.
Other Responsibilities
Comply with Greystar’s safety and risk‑management policies; attend routine safety meetings, complete required OSHA training, and report accidents and incidents promptly.
Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
Service Technician Responsibilities
Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate physical needs to management.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
May travel to other properties for assistance, training, or meetings as needed.
Work a flexible schedule, including calls during evenings, weekends, and holidays.
Required Licenses or Certifications
EPA Type 1, Type II, or Universal certification for refrigerant recycling (for Certified Service Technicians).
All state and local jurisdiction certifications as required (for all Service Technicians).
Valid driver’s license to operate a golf cart on property, if applicable.
Compensation & Benefits
Base salary: $24.00–$26.00 per hour. Bonuses may be available through quarterly or annual programs (Corporate Positions) or weekly, monthly, or quarterly plans (Onsite Property Positions).
