Job Description Summary
As a Maintenance Technician, you will perform technical and mechanical work to ensure all buildings, grounds, amenities and common areas meet safety, cleanliness and functional standards.
Essential Responsibilities
Complete work orders from resident service requests and preventive maintenance, diagnosing issues and performing repairs per company policies, safety standards and code requirements.
Manage the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement and final inspection.
Track and return maintenance supplies, tools and equipment, re‑order needs, and document all activities accurately and promptly.
Assist in maintaining grounds, common areas and amenities by picking up trash, pressure‑washing, cleaning and painting signage and curbs as needed.
Support cost‑cutting initiatives by repairing rather than replacing parts, avoiding wasteful use of materials and practicing proper tool use.
Other Responsibilities
Comply with Greystar safety and risk‑management policies, attend routine safety meetings and complete required OSHA training.
Periodically inspect contractor, vendor and service provider work to ensure quality standards are met.
Service Technician Duties
Assist in routine and periodic property inspections to identify safety concerns, maintain property condition and communicate findings to management.
Qualifications
Knowledgeable in the safe use and maintenance of hand tools, power tools and mechanical equipment.
Previous experience with painting, entry‑level carpentry, appliance repair and basic plumbing.
High professionalism in both demeanor and attire.
Excellent communication skills: read, write and speak effectively.
Proficient in Microsoft Office Suite.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
All state and local jurisdiction certifications required (for all Service Technicians).
Valid driver’s license to operate a golf cart on property.
Additional Compensation
Corporate positions may qualify for quarterly or annual bonus programs based on individual and company performance.
Onsite property positions may qualify for weekly, monthly and/or quarterly bonus programs.
