Job Description Summary
This onsite role in Burnsville, MN, oversees and performs technical and mechanical work to ensure the community’s interior and exterior areas meet Greystar’s standards for cleanliness, appearance, safety, and functionality.
Responsibilities
Assist and complete work orders generated from resident requests and routine upkeep, diagnosing and repairing defects in accordance with safety standards and code requirements.
Oversee the make‑ready process for vacant apartments, including pre‑move‑out inspection, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, interior units, signage, parking, and common areas to reflect Greystar quality.
Inspect work performed by service team members and contractors, assessing policy effectiveness and developing corrective action plans as needed.
Maintain inventory of spare parts and materials, and coordinate with the Community Manager to order supplies within budgetary guidelines.
Execute monthly preventative maintenance procedures outlined in the Policy and Procedure Manual.
Assist the Community Manager in budgeting for regular repairs, maintenance, and capital projects.
Support cost‑cutting initiatives by fixing, rather than replacing, parts whenever possible and managing resources responsibly.
Conduct scheduled Greystar safety meetings, ensure MSDS sheets are current, and stay updated on OSHA and other safety requirements.
Demonstrate customer‑service skills by treating residents and others with respect, responding promptly to questions and complaints, and completing work orders efficiently.
Basic Knowledge & Qualifications
High school diploma, GED, or related experience and training.
Experience in property management maintenance, building maintenance, or related trade.
Must own hand tools (unless prohibited by state law) and be skilled in safe use of hand and power tools, measuring devices, and mechanical equipment.
Ability to apply logical thinking to define and correct problems.
Proficient in customer service and interpersonal communication with residents, clients, and team members.
Strong written and verbal communication skills for interacting with internal and external contacts.
Proficient in internet, word processing, spreadsheet, and database programs; property‑management system experience preferred.
Basic math skills for reviewing and completing financial, administrative, and legal documents.
Specialized Skills
EPA certifications Type I and II (or Universal) for HVAC work involving sealed systems and refrigerants.
All state and local certifications required for the position.
Valid driver’s license to operate a golf cart, if applicable.
Travel / Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Work indoors and outdoors in all weather conditions.
Push, pull, lift, carry, or maneuver loads of up to 25 lb independently and 50 lb with assistance.
Local, routine travel may be required for meetings and training.
Flexible schedule, including call duty during evenings, weekends, and holidays.
Compensation
The hourly range for this position is $35.00–$40.00.
