Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities
Completes assigned work orders from resident service requests and preventative maintenance activities by diagnosing problems and making repairs per established policies, procedures, safety standards, and code requirements.
Completes the “make‑ready” process for vacant units, including pre‑move‑out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items, tracks inventory, returns unused items, and notifies the maintenance supervisor for re‑order needs.
Completes documentation and paperwork accurately and promptly so service requests are properly recorded and tracked.
Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Supports cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and using tools and equipment correctly.
Other Responsibilities
Complies with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and related trainings, and reporting accidents and incidents promptly.
May inspect contractor, vendor, and service provider work to verify that work, materials, and services meet quality standards, scope, and specifications.
Assists in conducting routine and periodic property inspections to identify safety and risk management concerns and communicate needs to management.
Physical Demands
Capable of standing, walking, sitting, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas for extended periods.
Able to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
Capable of moving weights up to 25 pounds independently and 50 pounds with assistance.
May be required to travel to other properties, attend training sessions, business meetings, or other business‑related tasks.
Must work a flexible schedule, including evening, weekend, and holiday onsite duties and call coverage.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
All other required state and local certifications (for Service Technicians).
Valid driver’s license to operate a golf cart on property, depending on property size.
Compensation
Hourly range: $22.00 – $24.00
Additional Compensation
Corporate positions: eligible for quarterly or annual bonus program based on individual and company performance.
Onsite property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
