Job Summary
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
Assist and complete work orders from resident requests and routine upkeep, diagnosing defects and making repairs per policies and codes.
Complete the make‑ready process for vacant apartments: pre‑move‑out inspection, punch list, vendor scheduling, supply procurement, maintenance tasks and final inspection.
Develop and enforce standards for cleanliness and appearance across grounds, amenities, building exteriors, interiors, parking, and other common areas.
Inspect work performed by service team members, contractors, and vendors to assess effectiveness and develop corrective actions.
Maintain inventory of parts and supplies, ordering with the Community Manager within budget.
Execute monthly preventive maintenance per Policy and Procedure Manual.
Assist the Community Manager in developing budgets for repair, maintenance, and capital projects.
Promote cost‑cutting: fix rather than replace, use tools properly, and avoid waste of materials.
Conduct safety meetings, ensure MSDS sheets are current, and maintain OSHA compliance.
Demonstrate customer service: treat residents and others with respect, answer questions, and resolve complaints efficiently.
Qualifications & Requirements
High school diploma, GED, or related experience/training.
Experience in property maintenance, building maintenance, or related trade.
Must provide own hand tools; skilled in safe use of hand, power, and related equipment.
Logical thinking to define and correct problems.
Strong customer‑service and interpersonal communication skills.
Proficient reading, writing, and communication for representing the company.
Computer skills: internet, Word, Excel, database; property management system experience preferred.
Basic mathematical skills for arithmetic.
Specialized Skills
EPA Type I & II or Universal certification if working with sealed HVAC systems.
All required state and local certifications.
Valid driver’s license to operate a golf cart if applicable.
Travel / Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl in confined areas.
Work indoors and outdoors in all weather conditions.
Lift up to 25 lbs alone, 50 lbs with assistance.
Local travel for meetings or training.
Flexible schedule; includes on‑call evenings, weekends, and holidays.
Compensation & Benefits
Hourly Range: $25.48 – $31.73 (Sacramento).
Base salary; eligible for quarterly/annual or weekly/monthly bonuses per position.
