Job Description Summary
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, the ground, amenities, and common areas of the community meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Key Responsibilities
Assist and complete work orders from resident requests and routine upkeep, diagnosing defects and performing repairs per policies, procedures, safety standards, and code requirements.
Oversee and complete the make‑ready process for vacant apartment homes by conducting pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting final work.
Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas.
Periodically inspect work by service team members, contractors, and vendors to assess effectiveness of policies and develop corrective action plans.
Maintain inventory of spare parts and maintenance materials; collaborate with the Community Manager to order supplies and tools within budget.
Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
Assist the Community Manager in developing budgets for regular repair and maintenance and capital projects.
Support cost‑cutting and expense control by fixing rather than replacing parts when possible and practicing proper tool use.
Conduct scheduled safety meetings, keep MSDS sheets current, and stay updated on OSHA and other safety laws to ensure compliance.
Demonstrate customer service by treating residents and others with respect, answering questions, and resolving complaints efficiently.
Basic Knowledge & Qualifications
High school diploma, GED, or related experience and training.
Experience in property management maintenance, other building maintenance, or related trade.
Must provide own hand tools unless prohibited by state law and be skilled in safe use of hand tools, power tools, aids, equipment, and measuring devices.
Ability to apply logical thinking to define and correct problems.
Proficiency in customer service and interpersonal communication to interact with residents, clients, and team members, respond courteously, and remain calm under pressure.
Ability to read, write, and communicate effectively to represent management as first contact for internal team members and external visitors and to answer questions related to department policies.
Proficiency in internet, word processing, spreadsheet, and database programs; property management system experience preferred.
Mathematical skills to add, subtract, multiply, and divide numbers, decimals, and fractions for financial and administrative tasks.
Specialized Skills
EPA Type I, Type II, or Universal certification if working on a sealed HVAC system for pressure testing or refrigerant handling.
All certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property, if applicable.
Travel / Physical Demands
Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Local routine travel for meetings, training, or other necessary situations.
Work a flexible schedule, including on‑call nights, weekends, and holidays.
Additional Compensation
Corporate Positions: Eligible for quarterly or annual bonus programs based on individual and company performance.
Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
