Job Summary

The Views at Angle Lake has an immediate opening for an experienced Leasing Manager. The role is critical to achieving revenue, occupancy, resident retention, and leasing goals. The community offers studio, one‑ and two‑ bedroom apartments with amenities such as a rooftop deck.
Responsibilities

Ensure achievement of the community’s revenue and occupancy goals through marketing, advertising, and sales activities, overseeing on‑site traffic, inventory of ready apartments, pricing, concessions, and daily leasing operations.
Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and use creative strategies for pricing, incentives, and advertising.
Develop print and internet advertising strategies, leverage technology to promote the community, and use the property management software to generate performance reports.
Partner with maintenance to maintain the community’s appearance and safety, inspect ready units for marketability, and use merchandising techniques to promote apartments.
Actively participate in the leasing process by generating and monitoring traffic, qualifying prospects, preparing lease documentation, and completing move‑in procedures.
Review and analyze financial reports, shop reports, traffic and closing ratios, and other operational data to identify and resolve leasing performance issues.
Oversee the lease renewal program, manage communications, and assist with resident move‑outs.
Respond promptly and courteously to resident and owner concerns, and document or forward requests as necessary.
Supervise the leasing team by interviewing, hiring, orienting, training, and managing performance.
Qualifications

Previous multi‑family leasing experience; luxury high‑rise experience preferred.
Proficiency in MS Office Suite; familiarity with property management software such as Yardi or One Site is a plus.
Strong communication skills, ability to complete legal documents, sell apartment features, and answer resident questions.
Professional appearance and demeanor.
Required Licenses or Certifications

All licenses and certifications required by State and Local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas as needed.
Work indoors and outdoors in all weather conditions.
Move, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
Travel may be required to assist other properties, attend training, or business meetings.
Work a flexible schedule, including night, weekend, and holiday calls.
Compensation & Benefits

Hourly rate: $23.00 – $27.00. The position may also qualify for a quarterly or annual bonus program (corporate) or weekly, monthly, and/or quarterly bonus programs (onsite).
