Leasing Manager - Estuary Greystar, a leading global real‑estate platform, is seeking a Leasing Manager for its Weehawken, New Jersey community.

Job Description Summary Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and resources to achieve revenue, occupancy, resident retention, and leasing goals.

Essential Responsibilities

Ensure achievement of revenue and occupancy goals through marketing, advertising, and sales activities; oversee on‑site traffic, maintain inventory of ready apartments, set rent pricing and concessions, and monitor day‑to‑day sales and leasing activities.

Stay informed about current market and competitor conditions to develop short‑ and long‑term marketing plans that sustain occupancy; implement creative pricing, concession, leasing incentive and advertising strategies to boost traffic and leases.

Develop print and internet advertising strategies and use available technology to promote the community and communicate with prospects; use the company property management software to generate sales and leasing reports.

Work with maintenance to ensure physical aspects of the community meet company standards; develop activities and programs to enhance salability of apartments; inspect ready units for marketability and use merchandising techniques.

Actively participate in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move‑in procedures.

Review and analyze financial, traffic, closing ratio, and other operational reports to identify and resolve issues; present marketing and leasing results to owners and managers.

Oversee the lease renewal program, manage communication and notification processes, and assist with resident move‑outs.

Respond promptly to resident and client/owner concerns; resolve problems or forward requests appropriately.

Supervise leasing team members by hiring, orienting, training, and managing performance.

Required Licenses or Certifications

All licenses and certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry weights up to 25 pounds independently and 50 pounds with assistance.

May require travel for training, meetings, or other duties.

Work flexible schedule, including calls during evenings, weekends, and holidays.

Compensation Hourly rate: $28.00 – $30.00. Pay range is determined by business requirements, experience, skills and location.

Additional Compensation

Eligibility for quarterly or annual bonus based on individual and company performance (corporate positions).

Eligibility for weekly, monthly, or quarterly bonus programs (onsite property positions).
