We are seeking an experienced Preconstruction Manager to lead budgeting, estimating, and bid strategy efforts for commercial interior construction projects. This role plays a critical part in securing new business by developing accurate conceptual estimates, managing the RFP process, and collaborating cross-functionally with internal teams, clients, and trade partners.
The ideal candidate brings a strong background in commercial interiors / tenant improvement projects, with the ability to manage multiple bids simultaneously while maintaining accuracy, timelines, and client relationships. This is a high-impact role with visibility across leadership, operations, and external stakeholders.
Key Responsibilities
Lead the preconstruction process from initial RFP through project handoff
Develop conceptual budgets, detailed estimates, and pricing strategies
Perform quantity takeoffs and analyze drawings, specifications, and bid documents
Manage bid administration, including subcontractor outreach, scope development, and leveling
Build and maintain strong relationships with clients, brokers, architects, and subcontractors
Conduct constructability reviews and identify cost‑saving opportunities and risk factors
Collaborate with operations, field teams, and marketing to support project pursuits
Maintain and expand a qualified subcontractor/vendor network
Support proposal development and participate in client presentations when required
Monitor market trends, material pricing, and labor conditions to ensure competitive positioning
Qualifications
Bachelor’s degree in Construction Management, Engineering, or related field (preferred)
8–12+ years of experience in estimating/preconstruction within commercial construction
Strong experience with tenant improvement / interior construction projects
Proven ability to develop conceptual estimates from incomplete design documents
In‑depth knowledge of construction materials, labor costs, and trade scopes (MEP preferred)
Experience managing multiple bids in a fast‑paced, deadline‑driven environment
Proficiency with Bluebeam, On‑Screen Takeoff, and Microsoft Office (especially Excel)
Strong communication skills with the ability to engage both technical and non‑technical stakeholders
Experience with subcontractor management, bid leveling, and cost analysis
Ideal Candidate Profile
Hands‑on preconstruction leader with full ownership of the estimating and bidding process
Background in commercial interiors (office, corporate, retail, or similar environments)
Strong network of local or regional subcontractors and industry relationships
Commercially savvy with the ability to balance cost, risk, and client expectations
Comfortable working in a client‑facing, collaborative environment
Ability to lead teams while also remaining detail‑oriented and technically strong
