Description
SUMMARY
The Maintenance Technician shall be responsible for repair and maintenance of the overall Thunderbird Complex buildings and grounds. Specifically, the technician shall maintain, repair, and service all mechanical equipment within the facilities as needed.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Responsible for all general maintenance and repair of minor problems throughout the Thunderbird complex within approved guidelines as directed by immediate supervisor.

Maintains all mechanical and cosmetic items in C-Store, Club, Rental Units and public areas.

Installs new plumbing systems as needed; constructs shelves and storage areas; repairs walls and ceilings.

Assists HVAC Technician/Electrician in repairs.

Maintains fire extinguishers and emergency lights for all facilities.

Routinely inspects all plumbing equipment, identifying potential problems and resolving them.

Repairs potholes and re-strips parking lot when needed.

Maintains a neat, clean, and organized work area in the Maintenance Shop.

Prepares daily work forms.

Routinely inspects all lighting throughout the Complex, identifying potential problems and resolving them.

Responds to maintenance requests and house calls.

Ensures a maximum level of service and satisfaction is achieved and maintained.

Maintains a working knowledge of all rules, regulations and controls of the company.

Maintains a consistent, regular attendance record.

QUALIFICATION REQUIREMENTS

EDUCATION and/or EXPERIENCE
High School diploma or GED required. Must have minimal knowledge of plumbing, electrical, carpentry and air conditioning maintenance. Occupationally significant combination of vocational education, apprentice training, and/or on-the-job training preferred.

LANGUAGE SKILLS
Ability to read, analyze, and interpret documents such as technical journals, policy and procedure manuals, maintenance instructions, and other related documents. Ability to respond to common inquiries or complaints.

MATHEMATICAL SKILLS
Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.

REASONING ABILITY
Ability to apply commonsense reasoning to a variety of situations.

CRIMINAL BACKGROUND MINIMUM REQUIREMENTS

Any crime requiring compliance with reporting requirements for sex offenders pursuant to Menominee or Wisconsin law.

A crime of any kind related to theft, fraud, or misrepresentation in the immediately preceding two years.

PHYSICAL DEMANDS
The physical demands described are representative of those that must be met to perform the essential functions of this job. Reasonable accommodations may be made. While performing the duties, the employee is regularly required to talk or hear, stand, walk, sit, and use hands to handle tools or objects. Occasionally required to reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl. Must be able to lift 50 lbs. regularly and climb a twelve-foot ladder. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

WORK ENVIRONMENT
The work environment characteristics are representative of those an employee encounters while performing the essential functions. Reasonable accommodations may be made. The employee is regularly exposed to risk of electrical shock and chemicals used in maintenance. Noise level is usually moderate.
