
Maintenance Technician II

Job Overview
The Maintenance Technician II performs repairs, servicing, and upkeep of all areas and systems of a facility and its open spaces. This role supports the upkeep of buildings, electrical systems, gate operators, barrier arm operators, telephone entry systems, trails, streets, and painting. The Technician should be a good team player with the ability to manage time, meet deadlines, and coordinate work with colleagues.
Responsibilities
Alert the Facility Supervisor to unusual occurrences or damage.
Maintain daily, weekly, and monthly inspection and maintenance records for buildings, exterior lighting, trails, streets, and other assigned areas.
Report defects, damages, and malfunctions to the Supervising Authority.
Perform preventative maintenance using hand tools, power tools, welders, and diagnostic tools as assigned.
Maintain and deploy solar-powered radar signs and log locations.
Perform digging, planting, lifting, electrical tasks, and building repairs as directed by a Supervisor.
Maintain and repair trail systems, signs, painting, and other special projects as determined.
Maintain and repair power equipment using appropriate tools.
Complete grounds work including trash pickup, sweeping, landscape bed maintenance.
Diagnose problems, disassemble components, clean, lubricate, repair, or replace parts.
Perform routine gate operator maintenance, inspecting and repairing mechanical arms, switches, clutches, belts, gears, and related components.
Perform minor fabrication and welding as required.
Respond to and complete work order requests.
Other duties as required by the Supervisor.
Skills & Qualifications
Work from written work orders, verbal instructions, and minimal supervision.
Identify defects and malfunctions, diagnose problems, and repair items to proper function.
Maintain upkeep of all facility areas and open spaces.
Maintain the trail system as required.
Inspect and repair gate-related components including telephone entry systems, gate operators, and barrier arms.
Perform welding of components in various positions.
Replace plumbing components; repair leaks and unclog drains.
Perform carpentry tasks such as installing wood fence materials and repairing wooden structures.
Inspect electrical, mechanical, and other equipment; repair or replace as needed.
Maintain cleanliness of work areas and perform painting as assigned.
Education & Experience
High School Diploma or GED
2 years of experience in landscape maintenance and irrigation management/repair
Proficient in English (speaking, reading, writing) for interfacing with the public, residents, vendors, peers, and supervisors
Ability to prepare written reports and log sheets
Bilingual Spanish helpful
Physical Requirements
