
Construction Project Manager

Construction Project Manager - Construction - Base Salary to 120k/year - Queens, NY
Our client is a well-established building services firm specializing in commercial exterior restoration, waterproofing, and façade rehabilitation projects across New York City and surrounding areas. They partner with property owners, property managers, and engineering firms to maintain and restore existing commercial structures, with a strong focus on safety, compliance, and quality execution.
The Construction Project Manager is responsible for managing multiple projects from preconstruction through closeout, with a strong emphasis on estimating, cost control, and coordination with field teams and external stakeholders.
Responsibilities
Manage commercial construction projects focused on
exterior restoration, waterproofing, façade repair, masonry, and concrete restoration
Review construction drawings, specifications, and contract documents to determine project scope and cost drivers
Prepare detailed cost estimates including labor, materials, equipment, and subcontractor pricing
Perform quantity takeoffs and participate in bid preparation and proposal development
Monitor project schedules, budgets, and production to ensure profitability and timely completion
Communicate with property owners, consultants, engineers, subcontractors, and internal teams throughout the project lifecycle
Generate and manage RFIs, submittals, change orders, and project documentation
Coordinate procurement of materials, subcontractors, and rental equipment
Conduct site visits across active job sites in NYC to monitor progress and ensure alignment with plans and safety standards
Track and analyze project financials including cost forecasting and Work-in-Progress (WIP) reporting
Collaborate with field leadership (Foreman, Superintendents) to ensure execution aligns with scope, schedule, and productivity expectations
Ensure compliance with OSHA standards, company safety policies, and applicable building codes
Qualifications
Experience managing commercial construction or restoration projects involving
waterproofing, façade repair, masonry, or concrete restoration
Ability to read and interpret
construction drawings, specifications, and technical documents
Experience preparing
detailed project estimates and cost breakdowns
Proficiency with
Microsoft Excel and Microsoft Word
Working knowledge of
OSHA standards and jobsite safety practices
Experience managing
RFIs, submittals, change orders, and contract documentation (including AIA documents)
Understanding of
project financials including cost tracking, forecasting, and Work-in-Progress (WIP) reporting
Familiarity with
construction materials, methods, and applicable building codes
Compensation
Base salary in the 90k - 120k/year range
