Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes personnel, leasing, maintenance, financial, administrative, and risk management to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Personnel Management

Regular/daily onsite attendance is required

Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives

Provide ongoing training, coaching, counseling, and guidance in compliance with asset training benchmarks

Complete weekly/daily office and maintenance staff schedules and assignments

Address performance problems, document appropriately, communicate with supervisor and HR, and terminate when necessary

Promote harmony and quality job performance of staff through support and effective leadership

Ensure staff compliance with company policies and procedures

Financial Management

Achieve the highest possible net operating income through cost control and revenue and leasing improvement; identify trends and recommend strategy adjustments

Develop yearly operating budgets and forecasts

Monitor timely receipt and reconciliation of deposits, rent collections, and charges

Monitor timely receipt, reconciliation, and coding of all vendor invoices

Ensure property closeout is completed on time and ownership financial reports are accurate

Strategic Leasing Management

Develop yearly marketing plan and utilize marketing strategies and systems

Ensure staff leasing techniques are effective in obtaining closure, meet follow‑up procedures, and sign/document leases with accurate reporting systems

Address resident complaints, concerns, and requests to ensure resident satisfaction

Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter)

Effectively show, lease, and move in prospective residents

Administrative & Maintenance Management

Maintain accurate, complete, and timely administrative and leasing reporting

Lead the emergency team for the property and ensure proper response and handling of all emergencies within company guidelines to minimize liability

Manage excellent customer service and monitor service request turnaround and maintenance staff responsiveness

Maintain property appearance and ensure repairs are noted and completed in a timely manner (requires regular inspections and tours)

Plan for and use property resources, equipment, and supplies economically (e.g., obtaining bids/prices from vendors, suppliers, contractors, and dealing with inadequate service)

Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (e.g., walk units to ensure make‑ready and work orders are completed)

Education / Experience

High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one‑two years related experience and/or training; or equivalent combination of education and experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Ability to understand and perform all on‑site software functions; basic computer skills required.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

While performing the duties of this job, the employee is regularly required to communicate with others, repeat wrist and hand motions, assess work accuracy, and be able to work overtime, weekends, and night hours (emergencies).

The employee is frequently required to remain in a stationary position, often standing or sitting for prolonged periods, move about to accomplish tasks, or move from one worksite to another; occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, work in confined spaces or overhead positions, lift up to 25 lbs, operate machinery or motor vehicles,, work in extreme temperatures, outdoor environments, or hazardous chemicals.

License / Equipment

Must have reliable transportation due to the emergency on‑call requirement.

Salary Range : $75,000 per year to $85,000 per year
