
Preconstruction Manager | Commercial Construction

Responsibilities
The position of Preconstruction Manager requires an energetic, self‑starter with strong communication, problem‑solving, and organizational skills.
Provide timely and accurate material take‑offs
Read and interpret plans, specifications, and addenda correctly
Review and incorporate historical data from purchase orders, subcontracts, and productivity analysis reports into unit and man‑hour figures
Review proposal specifications, drawings, attend bid meetings, and determine scope of work and required contents of estimate
Prepare estimates by calculating complete take‑off of multiple scopes of work
Develop conceptual estimates
Create price work based on production rates and subcontractor input
Coordinate total estimating effort relevant to particular bids/projects as assigned
Maintain files of working documents as backup for estimate figures
Communicate with project owners, contractors, and others to provide cost data regarding project feasibility
Follow awarded contracts as assigned – may include extra work items, change orders, etc.
Use electronic take‑off software and office applications (Planswift, iSqFt, Bluebeam, Excel, Outlook)
Qualifications
Minimum 3–5 years experience in construction management or estimating
Bachelor’s degree in Engineering, Construction Management or a related field or a combination of education and experience that is strongly preferred
Ability to create and sustain relationships between Monteith and owners, architects, engineers, and subcontractors
Excellent written and oral communication skills
Attention to detail
Ability to work independently
Experience with electronic take‑off and estimating software (Planswift, iSqFt, Bluebeam)
Proficiency with Microsoft Office suite
Ability to travel
Experience providing full estimating services for building projects; experience creating estimates above $2 million is strongly preferred
