Property / Community Manager - HOA Condominium Communities

Spectrum Association Management is starting a new division focused on condominiums and are calling it Kiwi Condo Management. KIWI Condos is seeking an experienced and proactive candidate to join our team. In this role, you will oversee all aspects of condominium community management, ensuring exceptional service delivery and operational efficiency. You will serve as the primary liaison between the Board of Directors, residents, and vendors, ensuring smooth day-to-day operations for up to six condominium buildings, working out of our local Chandler office. The position requires strong leadership, financial acumen, and a customer‑focused approach to maintaining high‑quality living environments for condominium communities.

Responsibilites

Passionately live our Same Day Response Policy.

Engage with board members and homeowners in your community.

Manage direct reports within the community.

Manage daily, weekly, and monthly tasks for your associations.

Plan for and facilitate association board meetings and annual meetings.

Vendor relations, including the bidding and project management process.

Consult with other departments in support of your communities.

Risk Management, Insurance, and Litigation Support.

Prepare budgets and manage the finances of the associations.

Must be available for after‑hour phone calls and emergencies.

And additional tasks as necessary.

Qualifications

Approximately eight to ten years of solid work experience.

Experience working with condos either in HOA or as a Property Manager is a plus but not required; training will be provided.

Ability to attend or run evening meetings.

High‑level organizational skills in a fast‑paced environment.

Proficiency with Office software (Word, Excel, PowerPoint, etc.) and ability to learn other business computer systems.

Strong customer‑friendly and informative communication skills.

Experience and knowledge of financial statements and budgets.

Comfortable with public speaking in small and large meetings.

Great conflict management skills in sometimes stressful situations.

Experience gathering bids for large projects and managing those projects.

Training

You will be assigned a mentor to help guide you on the job.

You will be part of a community of managers with varying levels of experience to learn from.

You will complete a unique in‑house, web‑based learning academy.

You will be apprised of changes in the laws and other seasonal topics throughout the year.
