Job Description
Serves as an assistant to the Building Operations Supervisor in the oversight and provision of building custodial services. Leads building service workers and others. Operates and maintains boilers, furnaces, air conditioning units, and related equipment. Performs a variety of custodial and maintenance duties. Performs additional duties as assigned.
Responsibilities
Lead and oversee the activities of building service workers; train and instruct employees; provide advice and assistance to staff; work with Building Operations Supervisors.
Empty trash cans, sweep and mop floors, clean bathrooms, dust mop hallways, and clean and polish desks, chairs, tables, cabinets, and office and classroom equipment.
Operate facility HVAC equipment such as boilers, air handling units, heat pumps, and air conditioners; inspect equipment; check boiler settings and gauges; maintain records of inspections, operations, and fuel consumption.
Perform preventive maintenance, make minor repairs, change filters, grease pumps, lubricate motors, and replace belts for exhaust fans.
Respond to requests from building administrators, leaders, and staff for custodial service; prepare for special activities; inform management of custodial related matters.
Inspect the facility to ensure adherence to safety, sanitary, and security standards; ensure doors and windows are secured.
Unclog sinks and toilets, cover broken windows, climb ladders to replace light bulbs; prepare work orders for maintenance requests.
Assist in moving furniture and equipment; unload deliveries; carry items to storage areas; distribute packages; set up folding chairs and tables for events.
Maintain an inventory of supplies such as paper towels, tissues, trash bags, and cleaning supplies; ensure bathrooms and locker rooms are stocked; order supplies.
Participate in snow removal activities.
Make minor repairs to chairs, desks, tables, and related items; hang banners and signs; perform other duties as assigned.
Minimum Qualifications
High school diploma or equivalent.
Two years of increasingly responsible building services experience.
Possession of a stationary engineer's license issued by the Maryland State Board of Stationary Engineers preferred.
Knowledge of operation, maintenance, and adjustment of boilers, pressure vessels, and HVAC equipment; knowledge of custodial services methods and equipment; knowledge of building operations, maintenance, and trades.
Skills in performing building custodial duties; operating and maintaining HVAC equipment; using chemical cleaning products; reading and interpreting product specifications, manuals, and directions; maintaining records and preparing reports; effective communication.
Physical condition to perform strenuous manual tasks, frequent walking, standing, climbing, stooping, bending, overhead work, lifting and carrying moderate to heavy objects; use of tools and cleaning equipment.

Salary and Benefits
Grade 05 on the AFSCME Pay Scale: $18.98 – $28.61 per hour.
